New Jersey remains one of the most sought-after industrial markets in the United States, and the fundamentals behind that demand are holding. The state sits at the top of the Northeast corridor, which puts more than a hundred million consumers within a single day's drive. No inland market can match that, and for distribution and logistics operators the distance to the customer governs everything else.

Infrastructure is the other half. The Port of New York and New Jersey is the busiest container port on the East Coast, and the New Jersey Turnpike, Interstate 95, and a dense network of regional highways carry that freight to the rest of the country. Intermodal rail, two major airports, and direct access to the New York metropolitan area sit on top of it. A tenant taking space here is buying a position inside that network.

The demand drivers keep compounding. E-commerce has pushed retailers and third-party logistics providers to put fulfillment capacity closer to the end consumer, which shortens delivery windows and puts a premium on last-mile locations. Supply chain resilience has pushed in the same direction: companies now hold more inventory near their customers instead of running lean and just-in-time. Both favor modern, well-located distribution space in core Northeast markets.

Supply, meanwhile, stays tight. Developable land in New Jersey's core submarkets is scarce, entitlement timelines run long, and the cost and complexity of delivering a modern Class A facility keep the market from overbuilding. Durable demand against constrained supply has historically meant low vacancy and steady rent growth for good product in good locations, and we expect that to continue.
