Built In-House: How Sanprinon Properties Delivers Class A Industrial From Site to Delivery
An inside look at Sanprinon Properties' vertically integrated development model, and what tenants and partners can expect when they work with a firm that controls every phase of the process.
For more than 20 years, Sanprinon Properties has developed Class A industrial and logistics facilities across New Jersey. The platform rests on one idea: the best results come from controlling every phase of development in-house. Our vertically integrated model covers site selection and acquisition, entitlement and design, construction management, and delivery, all under one roof. That continuity is what carries accountability from the first site visit to the day a tenant takes occupancy.
Location comes first. We pursue sites in the corridors that matter to logistics and distribution tenants, where access to ports, highways, and population density turns directly into operational value. Our team then runs entitlement and design so each building is engineered for the way modern tenants actually operate, instead of being retrofitted afterwards. Because the firm that selects the site also designs and delivers the building, early decisions carry through every stage without the friction that fragmented teams introduce.
The model scales. Our Class A footprint spans up to 1,000,000+ square feet across our portfolio and pipeline, and the platform is built to deliver facilities from roughly 50,000 square feet to 1,000,000-plus. A tenant who needs a focused last-mile facility and a tenant who needs a large-format regional distribution center get the same standards either way.
For a tenant, that means one accountable partner for a building that has to perform. For a capital partner, it means a team with the experience to take a project from raw land to completed asset. Both come from doing the work ourselves, with the same people holding the same standards from site through delivery.
